Garden Room FAQs

Popular questions answered

Each room is built around a structural timber frame with fully insulated walls, floor and roof - designed for comfortable, year-round use with mains power and smart heating. Everything’s made in our Yorkshire workshop and fitted on ground-screw foundations for a lasting finish. Choose from a wide-range of cladding, with high-performance double glazing throughout. Premium collections add aluminium door systems and further upgrades - all backed by our guarantee.

Specification varies by range - entry collections like Neo & Onyx come as a more essential build, with features added as options.

Yes. Rooms in our premium collections are fully insulated with 217mm walls, a 150mm roof and 145mm floor. They are engineered to be warm in winter and cool in summer.
Most projects sit within permitted development rules, which means no application is necessary. Planning permission comes into play for larger builds, commercial use, or if your property is listed or sits within a conservation area. See our Planning Permission page for more guidance.
Every annexe in our Vita collection has a toilet, sink and/or shower, and a kitchenette. Or you can use our Bespoke service and design a room with these features.
Most rooms have a four to six-week manufacturing lead time, then take a week on site to install. Bespoke and larger projects take longer. Timelines are confirmed after your design is signed off.
Yes, we are an intermediary for Novuna Consumer Finance. There are two options: Buy Now Pay Later at 0% for 12 months, or Pay Monthly for up to 120 months at 11.9% APR representative. Both require a 10% deposit. See our Finance Options page for details.
Lifetime structural cover on the frame. 30 years for the roof. 10 years for workmanship, doors and windows. You can find full details on the Our Guarantee page.
It depends on how you’ll use your garden room. 3m by 3m works as a single-use office. 4m or 5m wide suits gyms and multi-use. 5m by 3m or larger is needed for annexe-style projects. Our design team can help you work through this.

Garden Office FAQs

Common questions about garden offices

To meet permitted development rules, the key measurements are a building under 2.5m high if it’s within 2m of a boundary, and it must not cover more than half of a garden. Our rooms are designed to ensure compliance in most situations. See our Planning Permission page for more details.
Yes. Every Tiger Modular garden office is fully insulated with 217mm walls, a 150mm roof and 145mm floor, and smart heating as standard. They’re warm in winter, cool in summer and ready for every working day of the year. Plus, our premium construction standards and top-quality windows and doors ensure our offices are quiet, with good acoustics for making and receiving phone and video calls.
Kitchenette, yes – we install them regularly. A bathroom with a toilet requires additional plumbing so is a more expensive proposition. Talk to our design team about what makes sense for your project.
We can install a hardwired ethernet connection as an option, which is faster and more reliable than wi-fi extenders.
Manufacture takes four to six weeks in our Yorkshire workshop. On-site installation is typically completed in under a week. From order to keys in your hand within two months.

Garden Gym FAQs

Common questions about garden gyms

Yes. The building's foundations can feature additional ground screws to cope with movement such as jumping. Floors can be specifically strengthened to cope with free weights being dropped. Specify your equipment at the design stage and we’ll engineer the perfect solution.

Laminate flooring comes as standard, with options to upgrade to alternatives like rubber gym matting, tiles or carpet. All laid over the insulated 145mm floor cassette and installed as part of the build - no separate contractor needed.

The equipment itself is typically fitted by a specialist after we hand the room over. We build the structure so they can kit out the room cleanly.
A 3m by 3m Certus works for cardio and bodyweight training. 4m by 3m gives you room for a weights rack. 5m by 3m or larger fits a full setup – rack, bench, cardio, floor space. Our design team will help you plan around your kit list.
Ventilation options range from trickle vents in the doors and windows to purpose-installed extraction. Air conditioning is an option. Fully insulated walls mean you’re not fighting the weather.

Garden Spa FAQs

Common questions about garden spas

Yes. We create garden spas around the sauna spec you want, such as traditional Finnish, infrared, or steam. The room is built with vapour barriers, ventilation and specialist finishes designed to cope with heat and humidity. The sauna equipment (heater, benches, controls) can be installed by us or your chosen partner.

We take care of the internal plumbing, including supply and waste for a basins or showers. You’ll need mains water and drainage in place for us to connect to - prep it under our guidance, or we’ll sort it for an added cost. Subject to site survey and quote.

A spa room is likely to comply with permitted development rules if it meets the size criteria (under 2.5m ridge height near a boundary). Larger builds may need planning permission. We will advise you on this.
Yes. Swim rooms and cold plunge pools are popular among our customers. Design considerations include water treatment, drainage, a load-bearing floor and moisture control.
It depends on the type, size and spec of the build. A sauna room would come midway in our collections' price range; a full wellness suite with a swim and plunge pool would be a far bigger bespoke project. We'll provide a clear indication of cost during your consultation, and a fixed price after design.

Common Annexe Questions

The questions people ask before they choose an annexe

A Caravan Act-compliant annexe (such as the Compact and Studio Vita rooms) is built to meet the legal definition of a caravan, so it doesn't usually need planning permission – but it's available in a limited range of sizes and finishes. A building regulations-compliant annexe is signed off by Building Control, giving you our complete range of sizes and finishes, with any required planning application handled in-house.
For smaller builds that are Caravan Act compliant, usually not. For larger builds, bespoke designs or commercial use, planning permission may be required. We will handle the application for you.
The price covers everything within the walls and floor of the annexe – kitchenette, shower room with toilet (or toilet and sink), full electrics, heating, insulation and foundations. External mains connections for drains and water are quoted separately, or arranged with a local contractor before we start. We provide a drawing showing where those connections need to be positioned.
Many people use an annexe for ancillary family living – for parents, grown-up children or guests. Using it to generate income, such as a holiday let, can bring separate planning conditions into play. We're happy to advise, but it's for you to make sure your intended use meets the rules.

For most garden rooms with install, we split it into three stages: 40% deposit before manufacture, 50% on or before the first day of installation, and the final 10% within seven days of completion. Supply-only (DIY install) is paid in full before delivery. Pay by bank transfer or card, and finance is available through Novuna, including 0% Buy Now Pay Later.

Around two months from order to installation for the Vita range, longer for bespoke designs. If your project needs a planning application, allow additional time for your local authority's decision before we can start on site.

Modular Classroom FAQs

Common questions about modular classrooms

For classroom use, yes. We comply with full building regulations standards for any project used for teaching or where children spend extended time. Our team handles the building notice and certification process, or you can arrange it separately.
Yes. We build classrooms with safeguarding in mind: sightlines from the main building, appropriate window heights, secure doors, and layouts that support supervision. Talk to our design team about your needs.
Yes. We work with schools and SEN providers to build spaces with calm palettes, soft finishes, sensory features and acoustic treatment. Every design starts with a conversation about the pupil group.
Fire safety is engineered into the build: fire-rated finishes, appropriate ventilation, and escape routes designed for the size and use of the room. Details are confirmed at your site survey and specification stage.
Absolutely. A Certus room could be the perfect solution for a personal tutor, or a nursery that needs additional space. We can adapt the room’s structure and fittings so it meets your needs.
Yes. We deliver multi-classroom projects, either as separate buildings or combined to create larger multi-room facilities. Timing, phasing and access are managed around the school’s academic year.

Multi-Use FAQs

Common questions about multi-use rooms

Anything you can imagine, essentially. The most common multi-use setups we build combine work and wellness, hobby and guest space, gym and therapy, studio and office. Talk to our design team about your combination.
The design starts with your uses ranked in order of importance. Lighting, storage and layout are tailored around the room’s primary use, and the secondary uses adapt around that. Fold-away furniture, zoned lighting and integrated storage make transitions possible.
Yes. Sofa beds are a popular multi-use addition – perfect for the occasional guest without dedicating a room to it. We can also design-in wardrobes or a small kitchenette to make guest stays more inviting.
Full acoustic separation between uses would need two rooms. But we can significantly reduce noise transmission with acoustic wall linings, sound-absorbing finishes and careful layout – enough to have a therapy session in one corner while the other hosts quiet reading.
Yes. Our standard collections (Certus, Verso, Nexus) all work well as multi-use rooms. You’re not locked into a single-use design. Our design team will help you specify the extras (storage, lighting, layout) that make it work.

Outdoor Living FAQs

Popular questions answered

The Ventus is our aluminium range – it’s zero-maintenance with an adjustable louvred roof. The Trellus is our timber range – pressure-treated softwood with fixed joists. Ventus has greater flexibility while Trellus offers a natural look.
For most gardens, no. Both ranges stand around 2.5m tall (Ventus at 2.5m, Trellus at 2.4m), which typically sits within permitted development limits. See our Planning Permission page for more details.
Yes. Both ranges are designed for straightforward two-person assembly. Alternatively, we can install a Trellus or Ventus pergola for you.
Fitted kitchens (Pequeno, Gaucho, Churrasco) come fully equipped with a grill, worktops, cabinets and air extraction. The Alfresco is the same premium shell, unfitted. So you could bring your own grill, or use it as a bar, media wall or for storage.
It depends how you cook. The Beef Eater 1600E gas barbecue is fast to light and great for weeknight cooking. The Big Green Egg charcoal barbecue (endorsed by chef Tom Kerridge) offers smoke, slow cooking and higher heat. Both are commercial-quality grills.

A shell only takes two to three days on average, fully fitted outdoor kitchens three to four days, and pergolas around a day. Exact timings depend on the spec and site.

We supply and install smart composite decking platforms for both pergola ranges – any size or shape, priced by consultation. For outdoor kitchens, the survey confirms what your site needs.
Yes, via Novuna Consumer Finance. Same terms as our garden rooms: 0% Buy Now Pay Later for 12 months, or Pay Monthly for up to 120 months at 11.9% APR representative.

Pergola FAQs

Common questions about pergolas

For the Ventus, we confirm a delivery date after you place your order – it’s typically seven to 10 working days for a DIY kit, or 10 to 20 working days for professional installation. For the Trellus, you select your delivery week at the checkout. Talk to us if you need it sooner.
Yes. Both ranges are designed for straightforward two-person assembly with standard tools. The Ventus (aluminium) takes four to five hours for the 4m by 3m, or six to seven for the 6m by 3m. The Trellus (timber) is similarly straightforward, with printed instructions and video guides included. Pro-install is available on both if you’d rather not do it yourself.
The Ventus is zero-maintenance – beyond the occasional wipe with soapy water to keep it clean. In strong winds or heavy snow, open the roof louvres and retract any pull-down blinds. The Trellus is pressure treated for durability and should be re-treated with wood preservative annually to keep it in top condition.
We can supply and install smart composite decking platforms for both ranges – any size or shape you need, priced by our team via consultation or a site visit. Talk to us about your specific situation.
For most gardens, no. Both ranges stand around 2.5m tall (Ventus at 2.5m, Trellus at 2.4m), which typically sits within permitted development limits. Our Planning Permission page has the details; talk to us about your specific site if you have any concerns.

Outdoor Kitchen FAQs

Common questions about outdoor kitchens

Our fitted kitchens differ in width (1994mm, 2526mm and 3094mm internally). Pequeno is the compact option, Gaucho adds a sink, while Churrasco offers the most worktop and storage. The Alfresco uses the same three shells, unfitted, for customers who want to bring their own kit or use the space differently. And we build bespoke outdoor kitchens too if the standard options don’t meet your needs.
It comes down to personal taste, and how you want to cook. Our gas grill, the Beef Eater 1600E, is quick to light and easy to control, making it a super-efficient, no-nonsense barbecue that will produce great results. The charcoal-fired Big Green Egg suits people who love a more involved cooking process. Charcoal takes time to reach cooking temperature, but your efforts are rewarded by a grill that can offer smoke, slow cooking, roasting, baking and higher heat. Chef Tom Kerridge endorses the Big Green Egg, which says it all.
Every fitted kitchen and Alfresco shell comes with a canvas weather guard as standard. Upgrades include an electric roller shutter for true security, an aluminium-framed glazed bifold for a wide-open feel, or French doors for a classic look. Choose based on how you’ll use the space and how secure it needs to be.

Yes. We have six composite decking finishes. Five kitchen door colours across two finishes (high-shine or muted matte). Two granite worktops (Ivory Wave as standard, Steel Grey as an upgrade). Three RAL trim colours for the roof and access door. And cladding options include cedar, Thermowood, composite or painted steel.

Manufacture takes four to six weeks in our Yorkshire workshop. On-site installation by our team typically takes two days for an Alfresco shell, and longer for a fitted kitchen, depending on the spec.

Garden Bar & Storage FAQs

Common questions about garden bars and garden storage

Our garden rooms and outdoor shells are designed to meet permitted development rules in most cases. Some homes, such as those in conservation areas, face stricter planning rules but we can advise you at the consultation stage.
Yes. Alfresco uses the same weatherproof shell as our outdoor kitchen range, so instead of a barbecue grill and cabinets, it could feature a poseur table, drinks fridge and TV instead. It's a flexible space that can be specified as you want it.
It depends on the build. Our insulated garden rooms are designed for year-round comfort with heating as standard. An Alfresco shell, although it can be specified with doors, is designed for use as an outdoor space.
Our Alfresco shell comes with a canvas weather guard as standard. If you need security with insurance-grade locks, upgrade to either a roller-shutter door which hides what’s inside, or aluminium-framed bifold or French doors.
Yes. With the addition of our electrical pack, the Alfresco can have lighting and power sockets. You could fit both internal and external sockets.

Common Certus Questions

A few things people ask before choosing Certus.

The four sizes outlined above are popular starting points. Measure your plot – if space is tight, it may be immediately obvious what your options are. If not, use poles or cones to mark where the corners of the garden room would be in various sizes. Sitting within the marked area on a chair may help you visualise the interior space. Our online configurator is also designed to help you decide your ideal build size. And don’t worry – changes can be made when we visit your site at the Design Consultation stage. We’ll discuss your ideas and create a tailored 3D visualisation.
The design stage is led by you. Take all the time you want and call us for advice if you need to. Manufacture takes four to six weeks and installation is typically completed within a week.
Yes. Cladding, flooring, doors and interior finishes are all yours to choose. It’s your opportunity to put your own personal stamp on the build. The configurator lets you see each option and the impact it has on the room's price.
Certus is our most versatile and accessible collection. Verso makes a stronger design statement – its signature corner glazing, slatted screen, roof canopy and plaster finish all come as standard. Choose Verso if design is a priority, or when your garden provides the view or space to make the most of those corner sightlines. Build quality is identical across both collections.
Two stand out: a smooth plaster finish in place of the wood panelling – which also brings recessed ceiling spotlights instead of wall lights – and a roof overhang canopy across the front. Both are high impact and relatively low-cost.

Common Verso Questions

A few things people ask before choosing Verso.

Like Certus, Verso is built in widths from 3m to 7m and depths of 3m or 4m, so it's hugely versatile. The four sizes outlined above are popular starting points; your design consultation will confirm the exact fit for your space.
The design stage is led by you. Take all the time you want and call us for advice if you need to. Manufacture takes four to six weeks, and installation is typically completed within a week.
Yes. Verso’s decorative cladding is yours to choose, across both the front and the corner elevation. Our external and interior decorative options mean you can design your room to compliment the colours and textures of your outdoor space. The configurator lets you see each option and the impact it has on the room's price.

Verso is our design-led collection. The signature glazed corner, slatted screen, roof canopy and plaster finish come as standard, and decorative exterior cladding wraps two elevations rather than one. Certus is the more accessible all-rounder, with some of Verso’s design features available as upgrades. Build quality is identical across both collections.

Yes. Smaller Versos take French doors, while larger builds suit bifolds. A sliding door is an option too. Most sizes also include an additional opening window to the front for extra light and air.

Common Nexus Questions

A few things people ask before they choose Nexus.

Nexus is built in widths from 4m to 7m and depths of 2.5m to 4m. The four sizes outlined above are popular starting points; your design consultation will confirm the exact fit, and the room-to-storage ratio.
The store is a separate, partitioned space with its own external door, insulated to the same standard as the room. Walls and floor are lined in hard-wearing OSB ply, so they’re ready for racks, shelving and bike storage. A ceiling tube light and a power socket are included, and the door is security rated to the PAS24 standard.
The design stage is led by you. Take all the time you want and call us for advice if you need to. Manufacture takes four to six weeks and installation is typically completed within a week.
Both are finished garden rooms, built to the same standard. Nexus adds a separate, secure storage area with its own door so you gain a room without losing shed space. Choose Nexus when you need somewhere for bikes, tools and garden kit, as well as a room to use.
Yes. Nexus comes with the room and store fully separate, each with its own external door. If you would like internal access between the two, a connecting door can be added as an upgrade.

Common Vita Questions

A few things people ask before choosing Vita.

In most cases, no. Every Vita is designed to meet the Caravan Act, so planning permission is not usually required. To give an example of how the law works, it demands that buildings covered by the legislation must consist of movable sections – and our Vitas are designed to meet this rule. Larger sizes or commercial use may need planning permission; if so, we handle the full application in-house.

Yes. A Vita is a habitable building, so it is built to meet building regulations throughout, including the ground preparation. We can manage the building notice and certification for a fee, or you can arrange it yourself.

The price covers everything within the walls and floor of a Vita – kitchenette, shower room with toilet or toilet and sink, full electrics, heating, insulation and foundations. External mains connections for drains and water are quoted separately or arranged with a local contractor before we start. We provide a drawing showing where those connections need to be positioned.
Many people use a Vita for ancillary family living – for parents, grown-up children or guests. Using it to provide income, such as a holiday let, can bring separate planning conditions into play. We are happy to advise, but it is for you to make sure your intended use meets the rules.

We offer four sizes up to 9m x 4.5m. If you need something larger, taller or a different shape, our Bespoke service can design a Vita around your space and needs.

Common Bespoke Questions

The questions people ask before they commission a bespoke project.

When the standard collections can’t quite do what you need. That might be a shape, a size, the constraints of an unusual site, a commercial use, or a combination of materials and features you can’t put together through the configurator. If you’re not sure, talk to us and we'll tell you what’s doable.
It depends entirely on the project. Bespoke can mean a £15,000 garden sauna or a £300,000 annexe – and plenty of projects sit somewhere in between. You’ll get a clear indication early in the conversation, and a fixed price once the design is signed off.
Longer than a standard build because the design stage is crucial. Most bespoke projects run a few months from first call to finished building, with the exact timeline confirmed once the design is locked.
Yes. We will advise from day one whether your project needs planning permission, and we'll handle any planning application in-house. Habitable projects are built to building regulations standards; we can manage the building notice and certification for a fee, or you can arrange it yourself.
We deliver bespoke projects across the UK. We design, engineer and manufacture our buildings in our Yorkshire workshop, then installation is carried out by our team.

Common Neo Questions

Answers to the questions people ask most.

Neo is our value-engineered range. It’s fully insulated and built to last, but comes without the fixtures, finishes and extras of our premium Certus, Verso, Nexus and Vita collections. If you want a fully finished garden room, those collections may be a better fit. But if you want a solid, technically advanced garden room to finish yourself, Neo is hard to beat.
Every Neo is under 2.5m in ridge height, so most sit within permitted development rules and won’t need planning permission. It’s always worth checking your own circumstances with us before you order.
A level, prepared base. If you choose to have your Neo installed by our team, we can quote for ground screws.
Neo comes lined in OSB, ready for you to finish. If you’d rather not do it yourself, ask about our optional extras – electrics, wall panels and flooring, quoted on request.

Neo is quick. Our lead times are typically four to six weeks, and the insulated wall panels go up fast once on site.

Common Onyx Questions

A few things people ask before choosing Onyx.

Onyx is available in seven sizes, from 3.55m x 2.35m up to 4.75m x 3.55m, so there's an option to suit most gardens.
Our Certus, Verso, Nexus and Vita collections offer a fully modular, timber-framed room with electrics and heating. They have the functionality of a room in a house. Onyx is built from thick interlocking timber logs, in the tradition of a classic log cabin, then upgraded with an insulated roof and floor, and uPVC double glazing. It's a simpler, more accessible way into garden living. If you want lighting, we offer a range of solar lighting kits.
Every Onyx price includes UK delivery and professional installation, plus a home survey and access check before your build.
You can pick your own delivery week, and most Onyx cabins are installed within one to two days on site.
Yes – choose your uPVC door and window colour, laminate flooring pattern, and timber paint or preserver finish, and add an optional ground screw foundation if you don’t have a flat, solid base.

Finance FAQs

Finance questions, answered

Novuna start with a soft search, which isn't a full recorded check and shouldn't show on your score with other providers. Only when you go ahead with a full application do they run a credit check.

Yes – you can settle your balance, either partially or in full, at any time.

If you settle part of the balance, this will reduce the term and interest payable on the agreement. The direct debit amount will remain unchanged. Alternatively, you can take a payment holiday until the value of the agreement has been used.

If you settle the balance in full, you will be liable for interest up to the date you settle plus a further 30 days. If you repay the full loan early, a £29 processing fee will be payable.

If your application for finance is declined it is likely because you failed to meet Novuna’s eligibility criteria.

That said, we acknowledge that situations change and just because a previous application has been refused, it doesn’t mean you will be automatically refused in the future. We do suggest however, that you leave at least six months between requests.

Please note that we are not provided with any information concerning Novuna’s decisions on finance eligibility and agreements. Any query would need to be directed to Novuna.

When ordering please inform the sales representative that you would like to pay by finance for all or part of your order.

A minimum deposit of 10% of the total amount applied for is required, but you can choose to pay up to 50% of the amount as a deposit.

Please note that the minimum loan value is £5,000 so you will need to consider that when setting your deposit level. Regretfully, orders with finance can only be delivered to your home billing address, to safeguard against fraudulent applications.

Classic Credit (Pay Monthly): For self-assembly items, payments will begin one month after delivery. For installed products, your monthly payments will start one month after completion.

Buy Now Pay Later (Deferred Payment Period): For BNPL agreements, the monthly repayments will start 12 months after the credit agreement has been signed.

They’re all Tiger Modular installations. No stock photos and definitely no CGI – the gallery showcases the projects we’ve delivered, in the gardens they were built for.

Planning Permission FAQs

Often not - many garden rooms fall under permitted development if they're single storey, within height limits, not in the front garden, and not used as living accommodation. Check the current rules for your property.

You can usually build close to a boundary, but if you're within 2m of a boundary, the overall height of a building is generally limited to 2.5m. Beyond 2m, you have more height flexibility.

Usually not, if it's used as incidental space within permitted development limits. Using it as a business with staff or customers visiting, or as living accommodation, changes things.

Permitted development rights are often restricted in conservation areas, national parks and Areas of Outstanding Natural Beauty. Check with your local authority before building.

Delivery & Installation FAQs

You will need to provide clear access to the build area – clear of parked cars and bins -and access to power and water on site to allow the delivery and installation to proceed. The team will also need accessible parking space. The necessary requirements will be agreed during your complementary site survey.

If the site is not ready or access, power, water or facilities cannot be provided, this will delay the delivery and installation – and may incur a charge, especially if there is little or no advanced notice given and the team are not able to proceed to plan.

The team will need to have access to the property and site for the building work, and parking. The client is responsible for providing these, including permits and permissions if required.

Principally the team will need facilities to wash hands and clean up, and also lavatory access. If you prefer, we can arrange to bring portable facilities, but this will involve a fee. Please speak to the team about welfare details.

You'll need to provide a 240V power supply, a clear working area, notification of any known underground obstructions (such as cabling or pipes), and safe access and parking. Standard 1,000mm ground screws allow for a maximum 300mm gradient slope; variations beyond the agreed plan may incur additional charges.

Our qualified electricians can complete your power connection and provide the certification you need – this is issued once your final balance is paid and can take up to 21 days to process. Running cable from your house to the garden room site is the customer's responsibility unless otherwise agreed; you'll need at least 10 metres of excess cable reaching the site.

While every care is taken, some minor damage to access routes and working areas can be unavoidable during installation, and any claim is reviewed on an individual basis. We recommend completing garden landscaping after your room is installed to reduce this risk. Tiger Modular Ltd is covered by liability insurance up to £1 million and £10 million employer's liability.

We're happy to fit customer-supplied materials, fittings or appliances on a good-will basis, though we can't be held liable by default for any damage to these items. Any additional items must be agreed in writing on your Home Survey report before the installation team visits.
